  2. Anna Kalinin jest osobą fizyczną, właścicielem oferowanych obiektów, nieprowadzącą działalności gospodarczej w zakresie najmu krótkoterminowego.

2. Obiekty

  1. Właściciel udostępnia do wynajmu krótkoterminowego dwa obiekty położone w Hiszpanii:
    • Apartament Cumbre del Sol
    • Apartament Oliva
  2. W przyszłości oferta może być rozszerzona o kolejne obiekty, co nie wymaga zmiany niniejszego regulaminu.

3. Rezerwacje

  1. Rezerwacji można dokonać:
    • poprzez kalendarz rezerwacyjny na stronie https://vivasiesta.eu/,
    • kontaktując się telefonicznie, przez WhatsApp lub e-mail.
  2. Rezerwacja jest wiążąca z chwilą opłacenia pełnej kwoty pobytu.

4. Płatności

  1. Płatności realizowane są w walutach EUR lub PLN.
  2. Dostępne formy płatności:
    • płatności elektroniczne obsługiwane przez operatora Stripe,
    • przelew tradycyjny na rachunek bankowy:
      PLXXXX XXXX XXXX XXXX XXXX.
  3. W momencie rezerwacji pobierana jest pełna kwota za pobyt.

5. Anulacje i zwroty

  1. W przypadku anulowania rezerwacji co najmniej 5 dni przed planowanym przyjazdem, Anna Kalinin dokonuje zwrotu 80% wartości wpłaconej kwoty.
  2. W przypadku anulacji w terminie krótszym niż 5 dni przed przyjazdem – opłata nie podlega zwrotowi.
  3. Niezwracalna część wpłaty (20%) traktowana jest jako zaliczka.

6. Zasady pobytu

  1. Zameldowanie: od godziny 15:00 (czasu lokalnego).
  2. Wymeldowanie: do godziny 11:00 (czasu lokalnego).
  3. Maksymalna liczba osób w każdym z obiektów: 10.
  4. Zwierzęta nie są akceptowane, chyba że za wcześniejszą zgodą Właściciela.
  5. Palenie w obiektach jest zabronione.
  6. Obowiązuje cisza nocna w godzinach 23:00 – 07:00.
  7. Szczegółowe regulaminy pobytu znajdują się w obiektach w wersji drukowanej.
  8. Najemca zobowiązany jest do dbania o obiekt oraz niezwłocznego zgłoszenia wszelkich usterek.

7. Kaucja i odpowiedzialność

  1. Anna Kalinin nie pobiera kaucji.
  2. Najemca ponosi odpowiedzialność za szkody powstałe z jego winy podczas pobytu.

8. Dane osobowe

  1. Administratorem danych osobowych jest Anna Kalinin.
  2. Podczas rezerwacji gromadzone są dane: imię i nazwisko, adres, e-mail, numer telefonu.
  3. Dane płatnicze obsługiwane są wyłącznie przez operatora Stripe i nie są przechowywane przez Annę Kalinin.
  4. Dane osobowe wykorzystywane są wyłącznie w celach realizacji rezerwacji, kontaktu z klientem i rozliczeń.

9. Prawo właściwe i spory

  1. Regulamin podlega prawu polskiemu.
  2. Wszelkie spory wynikłe z rezerwacji i pobytu rozstrzygane będą przez sąd właściwy dla miejsca zamieszkania Anny Kalinin.

10. Postanowienia końcowe

Rezerwacja oznacza akceptację niniejszego regulaminu.

Terms and Conditions of Short-Term Rental – VivaSiesta.eu

1. Owner Information

  2. Anna Kalinin is a private individual, owner of the offered properties, not running a registered business activity in the field of short-term rental.

2. Properties

  1. Anna Kalinin offers for short-term rental two properties located in Spain:
    • Apartment Cumbre del Sol
    • Apartment Oliva
  2. The offer may be extended in the future to include additional properties, which does not require an update of these Terms and Conditions.

3. Reservations

  1. Reservations can be made:
  2. A reservation becomes binding once the full rental amount has been paid.

4. Payments

  1. Payments can be made in EUR or PLN.
  2. Accepted payment methods:
    • electronic payments processed by Stripe,
    • bank transfer to the following account:
      XXXX XXXX XXXX XXXX XXXX.
  3. The full rental amount is charged at the time of booking.

5. Cancellations and Refunds

  1. In case of cancellation made at least 5 days before the planned check-in date, Anna Kalinin will refund 80% of the amount paid.
  2. If cancellation is made less than 5 days before the check-in date, the payment is non-refundable.
  3. The non-refundable part of the payment (20%) is considered a deposit.

6. Rules of Stay

  1. Check-in: from 15:00 (local time).
  2. Check-out: until 11:00 (local time).
  3. Maximum number of guests per property: 10.
  4. Pets are not allowed, unless explicitly agreed with Anna Kalinin.
  5. Smoking inside the properties is strictly prohibited.
  6. Quiet hours must be respected from 23:00 to 07:00.
  7. Detailed house rules are available in printed form in each property.
  8. Guests are required to take care of the property and immediately report any damages or malfunctions.

7. Security Deposit and Liability

  1. No security deposit is collected.
  2. Guests are responsible for any damages caused by their actions during the stay.

8. Personal Data

  1. The data controller is Anna Kalinin.
  2. During booking, the following personal data are collected: full name, address, e-mail, phone number.
  3. Payment data are processed exclusively by Stripe and are not stored by Anna Kalinin.
  4. Personal data are used only for the purpose of booking, contact with the guest, and settlement of payments.

9. Governing Law and Disputes

  1. These Terms and Conditions are governed by Polish law.
  2. Any disputes arising from bookings or stays shall be resolved by the court having jurisdiction over the place of residence of Anna Kalinin.

10. Final Provisions

  1. These Terms and Conditions are available in Polish and English.
  2. Making a reservation means acceptance of these Terms and Conditions.

Anna Kalinin es una persona física, propietaria de los inmuebles ofrecidos, que no ejerce actividad empresarial registrada en el ámbito del alquiler a corto plazo.

2. Propiedades

Anna Kalinin ofrece para alquiler a corto plazo dos propiedades situadas en España:

  • Apartamento Cumbre del Sol
  • Apartamento Oliva

La oferta podrá ampliarse en el futuro para incluir propiedades adicionales, lo que no requiere una actualización de estos Términos y Condiciones.

3. Reservas

Las reservas se pueden realizar:

  • a través del calendario de reservas disponible en https://vivasiesta.eu/,
  • por teléfono, WhatsApp o correo electrónico.

La reserva será vinculante una vez que se haya abonado el importe total del alquiler.

4. Pagos

Los pagos se pueden realizar en EUR o PLN.

Métodos de pago aceptados:

  • pagos electrónicos procesados por Stripe,
  • transferencia bancaria a la siguiente cuenta: XXXX XXXX XXXX XXXX XXXX.

El importe total del alquiler se cobra en el momento de la reserva.

5. Cancelaciones y reembolsos

  • En caso de cancelación realizada al menos 5 días antes de la fecha prevista de llegada, Anna Kalinin reembolsará el 80% del importe pagado.
  • Si la cancelación se realiza con menos de 5 días de antelación a la fecha de llegada, el pago no será reembolsable.
  • La parte no reembolsable del pago (20%) se considera un depósito.

6. Normas de estancia

  • Check-in: a partir de las 15:00 (hora local).
  • Check-out: hasta las 11:00 (hora local).
  • Número máximo de huéspedes por propiedad: 10.
  • No se permiten mascotas, salvo acuerdo expreso con Anna Kalinin.
  • Está estrictamente prohibido fumar dentro de las propiedades.
  • Se deben respetar las horas de silencio de 23:00 a 07:00.
  • Las normas detalladas de estancia están disponibles en formato impreso en cada propiedad.
  • Los huéspedes deben cuidar la propiedad y notificar de inmediato cualquier daño o avería.

7. Depósito de seguridad y responsabilidad

  • No se cobra depósito de seguridad.
  • Los huéspedes son responsables de los daños ocasionados por sus actos durante la estancia.

8. Datos personales

El responsable del tratamiento de datos es Anna Kalinin.

Durante la reserva se recopilan los siguientes datos personales: nombre completo, dirección, correo electrónico, número de teléfono.

Los datos de pago son procesados exclusivamente por Stripe y no son almacenados por Anna Kalinin.

Los datos personales se utilizan únicamente con fines de gestión de la reserva, contacto con el huésped y liquidación de pagos.

9. Ley aplicable y resolución de conflictos

Estos Términos y Condiciones se rigen por la legislación polaca.

Cualquier disputa derivada de las reservas o estancias será resuelta por el tribunal competente del lugar de residencia de Anna Kalinin.

10. Disposiciones finales

Estos Términos y Condiciones están disponibles en polaco, inglés y español.

La realización de una reserva implica la aceptación de estos Términos y Condiciones.
